Do I need to pay for a formal appraisal?
For most taxpayers, comparable sales of homes in your neighborhood will provide sufficient evidence of value. If your property has unique characteristics that affect its value, or if you are unable to gather adequate information on your own, assistance from a professional appraiser or realtor can be helpful at any stage of the appeal process.
If obtaining a professional opinion is not financially feasible early in the process, it becomes especially important to consider one should your appeal advance to the Property Tax Commission (PTC). At that level, a qualified appraisal can provide strong, independent support for your position.
If you choose to hire an appraiser, be sure to request an appraisal with an effective date of January 1, 2024, rather than the current date.
